There is a version of the housing market story that gets told over and over, and it goes like this: prices are high, rates are high, nothing is affordable, and the only people buying are the ones with cash. That version is not wrong, exactly. It is just incomplete.
Home prices at the national level have held close to their peaks despite a sharp rise in mortgage rates. The reason is supply. The inspection is where the marketing copy meets reality. Show up for it even if it costs you half a day of work. A good home inspector will walk you through what they are finding as they go, and the conversation is often more valuable than the written report that follows.
The offer price is one variable among several. The buyer who calls the listing agent before submitting, asks what matters to the seller, and builds the offer around that information wins more often than the buyer who simply goes the highest.
For buyers with a real reason to be in a specific place for the foreseeable future, this market is more navigable than the headlines suggest. The homes that are right for a specific buyer’s actual needs are still moving. They are going to the people who did the homework before they started looking at listings.
