II. No Representation
Off Market Vault and its associates do not represent you in any capacity. You should not assume that any associate of Off Market Vault acts as your agent or advisor. It is solely your responsibility to conduct your own due diligence in all business dealings. III. AS-IS Condition
All properties made available through Off Market Vault are offered AS-IS. Off Market Vault makes no representations or warranties regarding the physical condition, habitability, or fitness for any particular purpose of any property. You are solely responsible for conducting your own independent inspections, assessments, and investigations prior to any purchase.
IV. Equitable Interest and Contract Assignment
Off Market Vault LLC may hold an equitable interest or a contractual right to purchase certain properties. The seller of record may or may not hold fee simple title at the time a property is marketed. Off Market Vault LLC may be assigning its contractual interest to the end buyer rather than conveying title directly. You acknowledge and understand this transaction structure and agree to seek independent legal counsel if you have questions about the nature of any specific transaction.
V. Appointment-Only Property Access
Access to any property made available through Off Market Vault LLC is by appointment only. You shall not access, enter, or inspect any property without being accompanied by an authorized Off Market Vault LLC representative. Unauthorized entry onto any property is strictly prohibited and may constitute trespassing under Florida law.
VI. Buyer Due Diligence
You are solely responsible for performing all due diligence prior to purchasing any property. This includes but is not limited to title searches, property inspections, surveys, environmental assessments, zoning verification, and financial analysis. Any ARV estimates, repair cost estimates, or market data provided by Off Market Vault are offered as general guidance only and do not constitute a guarantee or professional appraisal.
VII. Confidentiality
All property information, deal terms, buyer identities, and materials shared by Off Market Vault LLC are confidential and proprietary. You agree not to share, reproduce, or distribute any property information to third parties without prior written consent from Off Market Vault. You further agree not to directly contact, solicit, or transact with any seller, agent, or party introduced to you through Off Market Vault LLC in a manner that bypasses or circumvents Off Market Vault for a period of two years from the date of introduction.
VIII. SMS and Email Communication Consent
By creating an account you expressly authorize Off Market Vault LLC to contact you at the phone number and email address you provide using automated and manual messaging including phone calls, text messages (SMS), and emails for the purpose of deal notifications, marketing, and business communications. Message and data rates may apply. You may opt out of text message communications at any time by replying STOP. IX. Risk of Loss Acknowledgment

X. Electronic Signature and Agreement
You agree that your electronic acknowledgment through account creation and acceptance of these disclosures carries the same legal weight as a handwritten signature pursuant to the Florida Electronic Signature Act, the Uniform Electronic Transactions Act (UETA), and the Electronic Signatures in Global and National Commerce Act (E-SIGN).
XI. Governing Law and Jurisdiction
This disclosure and any disputes arising from or related to transactions with Off Market Vault LLC shall be governed by the laws of the State of Florida. Any legal proceedings shall be filed exclusively in the courts of Hillsborough County, Florida.
